LEED-certified Johnson Controls Automotive Experience technology center demonstrates commitment to sustainability
In January 2012, the Johnson Controls Automotive Experience Central Technology Unit (CTU) facility in Plymouth, Mich., became the business unit’s first administrative building to achieve LEED (Leadership in Energy and Environmental Design) certification. Implementing energy and water conservation practices, indoor environmental quality improvements and achieving a positive environmental impact made it possible.
Challenges
This two-story 300,000-plus square foot building was constructed years before LEED standards were created and was not well-suited for some green technologies, such as daylight harvesting. The project budget was limited, so it wasn’t possible to make major changes to the building’s structure or systems. The project team instead focused on easy-to-implement solutions and changing operating practices.
Cost-effective green solutions
Physical plant improvements included:
- Low-flow toilets and sinks that reduce water usage 39 percent annually
- Lighting retrofits
- Native vegetation that requires only natural rainfall, not a permanent irrigation system
- White roofing material that reflects rather than absorbs heat
Process modifications included requiring janitorial service providers to use green cleaning supplies. Lawn maintenance is now done with organic fertilizers and low-emissions equipment. Grass clippings are composted and reused for top soil at no cost to Johnson Controls instead of being sent to a landfill.
Engaging employees
Employees were continually informed of the project’s progress and motivated to adopt green behaviors such as recycling, turning off lights and idling computers.
Together, retrofits, upgrades and operational improvements have reduced energy consumption by 25 percent. “Nothing we did was flashy,” said facilities engineer Brian Pfeifer. “But we were able to get the building LEED certified, create better working environments, and improve processes.
