BREEAM In-Use was launched in March 2009 to help building managers reduce running costs and improve the environmental performance of existing buildings. It also provides a route to help building owners comply with environmental legislation and standards including energy labelling and ISO 14001.
The new certification sits alongside existing BREEAM schemes to help those responsible for managing buildings to run them more efficiently.
Intelligent solutions
For the British Embassy in Berlin, Johnson Controls made significant improvements to the building infrastructure and to how it is managed. An intelligent building management system is in place to control the temperature and air conditioning and energy use data is compiled using 19 meters. Waste removal streams have been separated and oil and fat traps have been added. In addition a comprehensive maintenance program is in place.
BREEAM is the leading and most widely used environmental assessment method for buildings around the world, with over 110,000 buildings certified and over half a million registered. It sets the standard for best practice in sustainable design and has become the de-facto measure used to describe a building’s environmental performance. Credits are awarded in eight categories according to performance. These credits are then added together to produce a single overall score on a scale of Pass, Good, Very Good, Excellent and Outstanding which is also reflected in a star rating from 1 to 5 stars. The operation of BREEAM is overseen by an independent Sustainability Board, representing a wide cross-section of construction industry stakeholders.
