Best-in-class Real Estate models

Impressive results from our unique model

Johnson Controls Global WorkPlace Solutions provides international real estate services for Fortune 100 clients such as Motorola. However, what people don’t always realise is that Johnson Controls itself is a US Fortune 58 company with close to 1500 facilities in more than 150 countries, ranging from car battery plants in China and sky-scraper locations in Dubai to ‘Hot desking’ offices in London and our LEED-certified headquarters in Glendale, Wisconsin.

At Johnson Controls we practice what we preach to our customers and use our unique real estate model to efficiently manage a diverse global property portfolio in ways that optimize both property and productivity.

Since October 2009 – the beginning of the Johnson Controls financial year – savings and proceeds have already reached the $25 millon mark with a predicted financial year savings total of $67 million.

Kevin Shelton, Vice President of Johnson Controls Manufacturing Facility Services, explains: “The work we are doing here at Johnson Controls is proof that our unique model works for global corporations who are serious about making their property portfolio work for them on a global scale."

Savings across countries, business unit and facilities
“It’s fascinating seeing how the savings are made across countries, business unit and facilities type. For example, in Q1 we managed to save more than $7 million from our Building Efficiency portfolio in Europe, the Middle East and Africa. For our Power Solutions business in the Americas we hit nearly a half million dollar saving,” Kevin adds.

The Global WorkPlace Solutions service model brings a number of distinct advantages as the approach is focused on serving the needs of each business unit. The ability to plan strategically, accurately evaluate, execute with confidence, and measure performance through benchmarking essentially means companies very quickly realise cost savings.

For example, Kevin’s global team utilizes Sequentra, our proprietary - and industry leading - web-based Real Estate Data Management System, to track and manage all 1500 properties in the Johnson Controls global portfolio. The Sequentra database not only captures property documentation, maps and metrics, but it also enables 24/7 property management analysis and reporting of measurable results globally. Real savings are quantified in real time.

“It all adds up. With our unique real estate model and innovative tools like Sequentra we can find opportunities anywhere in the world to help the Johnson Controls real estate property portfolio work much better for the company. Our CFO is very happy with what we have achieved thus far and we look forward to making further in-roads in 2010 and beyond,” Kevin comments.   Back to top
