Metasys® retro-commissioning delivers $100,000+ in annual savings to world’s largest workforce solutions provider
Project highlights the value of continuous monitoring to sustain maximum efficiency
When ManpowerGroup, in Milwaukee, Wisconsin built its new corporate headquarters in 2007, Johnson Controls installed a Metasys building automation system to ensure that all the new building’s systems would work together efficiently. Once up and running, the Johnson Controls team began to continuously monitor energy use at the facility and just two years later, the team suggested there may be ways to further optimize the performance of the building and reduce energy costs. By then, electricity prices were on the rise, the Metasys software had continued to improve and Wisconsin’s Focus on Energy™ program offered incentives for the implementation of energy-efficiency projects. The timing could not have been better.
With assistance from the state’s Focus on Energy team, Johnson Controls led a three-phase plan to further increase the building’s energy efficiency.
- Phase One: A high-level engineering study estimated that as much as $100,000 could be saved annually with the implementation of additional energy efficiency projects.
- Phase Two: A more detailed study identified a dozen energy-reducing facility improvement measures (FIMs) and concluded that, by upgrading Metasys and implementing the improvements, ManpowerGroup could save even more than initially estimated - as much as $195,000 annually.
- Phase Three: Four of the 12 FIMs were selected for immediate implementation because they would have a significant impact on energy consumption, could be funded within the company's existing budget and would deliver payback in less than 12 months.
The project resulted in substantial savings for ManpowerGroup.
- Electricity use was reduced from 6 million kWh annually to just under 5 million kWh.
- Electricity savings topped $105,000 in the first year after the retrocommissioning, far exceeding the estimated $70,000 in first-year savings.
- Once actual energy reductions were verified, Wisconsin’s Focus on Energy reimbursed ManpowerGroup more than $25,000, a majority of the cost associated with the Phase One and Phase Two engineering studies.
Based on the success of its retro-commissioning project, ManpowerGroup is currently considering the implementation of additional facility improvement measures. And while the Focus on Energy rebate program is specific to Wisconsin, many states offer incentives for the implementation of energy-efficiency projects.
