KeyBank Achieves Efficiency Goals

Comprehensive facility management plan results in more than $1.4 million in annual energy and operational savings & LEED Platinum certification

KeyBank is one of the largest bank-based financial services companies in the United States. Providing reliable service to an expansive customer base and comfort to thousands of employees - while holding down operating costs - is paramount to Key’s success. To help achieve this, Key selected Johnson Controls Global WorkPlace Solutions to provide comprehensive facility management across Key facilities. The result? More than $1.4 million in annual energy and operational savings, including:

 

  • Nearly $1 million in reduced electrical consumption from just four facilities
  • $430,000 in annual savings from improved service request and route-based maintenance systems
  • More than 98% on time work orders and preventive maintenance

 

The plan, built on a more than 15-year relationship between KeyBank and Johnson Controls, included:


  • Standardized maintenance practices across Key’s 750 facilities to eliminate procurement and vendor management at individual sites, create labor efficiencies and reduce costs
  • A computerized maintenance management system (CMMS) which allow the team to track, schedule and report completion of maintenance, helping the team achieve its goal of zero unscheduled downtime
  • Facilities management responsibilities, such as:  plumbing, mechanical, electrical and call center services; building and equipment operations; preventive maintenance of building equipment and controls; and security and fire alarm systems
  • More than 70 technicians and managers to support corporate facilities and bank branches, providing compliance and continuous improvement, safety, human resources and finance support

 

The Global WorkPlace Solutions team also worked with Key to help the company achieve LEED Platinum certification of two Class A office buildings on its Tiedeman campus in Brooklyn, Ohio. The buildings were originally certified under the LEED 2005 pilot program and were re-certified to Platinum after the Johnson Controls and Key teams tightened equipment run schedules, de-energized equipment during unoccupied hours, tightened lighting schedules in parking lots and garages and installed new energy efficient lighting.
