Consulting - Syngenta

The Brief:

  • Reduce future facilities cost for Syngenta’s new chemistry building as part of the new R&D center in Stein (Switzerland) by investigating its economical life expectancy and lifecycle costs

Challenges:

  • Complexity of research site (8,120 square meters floor area, with more than 40 laboratories)
  • The planning phase was nearly completed and basic construction had already begun
  • Calculating operational costs based on building plans by drawing on relevant expertise and experience of similar research facilities
  • Wide range and sophistication of prospective facilities services
  • Complex project management process with many different stakeholders involved (e.g. architects, technical specialists, HSE manager etc.)

Solutions:

  • Reviewed all available building construction data (architect’s & design plan etc.)
  • Analyzed impact of planned building construction on future facility utilization and prospective maintenance and operational costs
Integrated findings into user friendly tool – “Construction Checklist Facility Management” which:
  • recommends precise measures to optimize construction
  • evaluates additional construction costs compared to facilities savings
  • highlights importance of recommended adaptations
  • presented and discussed recommendations with stakeholders

Results:

  • Enhanced transparency of lifecycle costs
  • Proposals for optimized lifecycle costs and to enable net savings for future facilities services
  • Proposals for minimizing deficiencies in design and construction
  • Proposal for improved building performance
