The Brief:

  • A global, diversified financial services company, set a strategic real estate objective to reduce its portfolio through consolidation driven by an organizational restructure
  • Johnson Controls were engaged to advise on how the workspace can contribute to this consolidation through improved space utilization
 

Challenges:

  • As a rapidly growing business, the client needed to find a balance between demand for space and controlling occupancy costs
  • Improving space utilization would drive a change in working patterns and therefore requiring a change in user attitudes towards occupying their workspace
 

Solutions:

  • After surveying the client’s existing space utilization and office space design practices, developed new space and design standards to improve space efficiency as well as reduce the cost of future move/add/change projects
  • Conducted a strategic analysis of the client’s call centers to identify consolidation opportunities
  • Worked with client to develop a space program that optimized the use of call center space, adjacent to training and access to team leaders
 

Results:

  • Space efficiency increases of up to 20 percent were achieved at branch offices in the US
  • 5 call centers consolidated into one facility with improved space utilization at the new call center
