Since the early 2000s, organizations have used integrated workplace management systems (IWMSs) to manage information and workflows across facilities, real estate, maintenance, energy and workplace operations. Over time, advances in technology have expanded the capabilities of these platforms well beyond operational management.
Recognizing this evolution, independent research firm Verdantix concluded in 2022 that the IWMS market was ready for a new category definition. The term they coined – connected portfolio intelligence platform (CPIP) – reflects the growing role technology can play not only in supporting day-to-day operations, but also in helping organizations optimize portfolio performance, manage risk and inform strategic investment decisions.
During a session at the recent Johnson Controls Digital Technology Conference, David "DK" Kornegay – Senior Product Manager at Johnson Controls – talked about the opportunity CPIP represents for organizations to move beyond simply managing facilities and start using facilities data to drive better business decisions.
From systems of record to systems of insight
Historically, facilities and real estate teams have relied on separate platforms to manage spaces, maintenance, assets, energy, workplace services and real estate operations. While each system serves an important purpose, they have traditionally operated independently, making it difficult to understand how decisions in one area affect outcomes in another. CPIPs represent the convergence of these existing platforms into a connected intelligence layer that transforms systems of record into systems of insight.
As Kornegay noted, "What got us here won't get us there." Traditional systems remain essential for executing work today, but organizations also need tools that can help them determine where to focus tomorrow.

As organizations collect more operational, workplace and portfolio data, the challenge is no longer access to information. The challenge is determining how that information will be used: to support day-to-day execution, or to guide long-term strategy.
As Kornegay concluded, "The decision today is whether to build toward insight, or to stay exclusively in execution mode."
