Tenant billing also required significant manual effort. Teams spent up to 40 hours each month verifying and validating billing data in spreadsheets. With 150 energy BTU meters across the campus, the process required a more efficient way to read meters, analyze consumption and identify anomalies.
The developer needed reliable operational data to address equipment inefficiencies while maintaining indoor air quality and tenant comfort. It also needed a more accurate, automated approach to tenant energy billing that could reduce repetitive work for the facilities team.
Connected data supports equipment optimization and automated billing
Using the resulting insights, the facilities team optimized air-side operations. Actions included resetting CO₂ levels, improving valve control and resetting temperature parameters. The work also addressed chiller and pump inefficiencies and corrected operating conditions that affected comfort and system stability.
For tenant billing, the developer deployed OpenBlue Net Zero Plus with the Tenant Billing module. The module automated meter reading, analyzed energy consumption and identified anomalies. This replaced a process in which facilities teams manually checked and validated tenant billing information in spreadsheets each month.
Together, the two OpenBlue solutions gave the team a more direct view of equipment and energy data across the campus. The approach supported both operational improvements and more accurate reporting from 106 tenant meters, while allowing the developer to balance indoor air quality with tenant comfort.
Data-led improvements identify energy savings and reduce billing effort
The deployment identified more than 170,000 kWh in annual savings. Optimized air-side operations reduced the cooling load, saving energy and costs for the landlord and tenants. Correcting CO₂ levels and addressing chiller and pump inefficiencies also improved comfort and system stability while achieving an optimal balance of indoor air quality and tenant comfort.
