Remai Modern must maintain extremely tight temperature and humidity tolerances to protect sensitive artworks while keeping visitors comfortable. This requires constant attention to building automation system (BAS) performance across highly sensitive gallery spaces, where alarms can be triggered by routine activities or changing conditions in adjacent rooms.

Every alarm must be addressed and independently verified using trend data, making it time-consuming for the facilities team to identify true root causes and prioritize the right actions. By 2023, the Metasys Building Automation System installed during construction (2013–2017) was due for an update, requiring careful consideration of cost, value, and strict public-sector procurement requirements.

Combining human expertise with connected building services

Remai Modern partnered with Johnson Controls through a planned service agreement using Connected Controls Services. Cloud-based scans of the Metasys Building Automation System generate detailed data, which Johnson Controls experts analyze to develop actionable recommendations. These insights are reviewed collaboratively with museum staff and local Johnson Controls technicians to help prioritize actions. The solution also included upgrading to the latest Metasys release with no interruption to operations.
