Using data-driven insights to improve equipment performance

One of Indonesia's largest real estate developers sought opportunities to reduce energy consumption and improve operational efficiency at its flagship shopping mall in South Jakarta. Using OpenBlue solutions and YORK® chillers, the facility identified significant energy-saving opportunities through fault detection, energy benchmarking and equipment optimization.

Optimization to reduce unnecessary cooling load

Addressing inefficient cooling system performance

The mall's cooling infrastructure was experiencing several operational inefficiencies. Chiller temperature irregularities caused chillers to run at consistently high-power levels, while chilled water and condenser water pumps operated at unnecessarily high speeds, increasing energy consumption.

The facility also faced air-side inefficiencies, including fixed return-air temperature setpoints, ineffective temperature control, fully open valves and a high temperature differential between supply and return air. Together, these issues created opportunities to improve system performance and reduce operating costs.

Leveraging analytics to uncover optimization opportunities

OpenBlue Equipment Performance Plus analyzed data from building controls, energy meters, weather forecasts and utility rates to identify equipment faults, control issues and optimization opportunities.

The analysis revealed operational improvements for YORK® chillers, chilled water pumps and condenser water pumps, including condenser water setpoint optimization and pump flow optimization. OpenBlue Net Zero Plus provided energy benchmarking, automated data collection and compliance reporting capabilities to support ongoing energy management efforts.

Identifying substantial energy savings opportunities

The project uncovered opportunities to improve both plant-side and air-side performance across the facility. Recommended optimizations included condenser water setpoint adjustments, pump flow improvements and air-side temperature optimizations designed to reduce unnecessary cooling loads. These measures identified more than 375,000 kWh in annual energy savings potential and demonstrated the potential to achieve return on investment in as little as six months.
