Supporting sustainability targets across a complex mixed-use environment

Thamrin Nine is a large-scale mixed-use complex in Jakarta integrating commercial, residential, retail and hospitality spaces. Anchored by the Autograph Tower, the tallest building in the Southern Hemisphere, the development set ambitious sustainability targets and achieved BCA Green Mark Platinum certification. High-performance HVAC systems and Metasys were implemented to support efficient, data-driven operations across the complex.

Thamrin Nine was designed with a strong focus on sustainability, targeting improvements in energy efficiency, water conservation, indoor air quality and carbon reduction.

The development’s scale, spanning multiple towers, residential buildings and retail areas. required highly coordinated building systems to support different operational needs across commercial, residential and hospitality spaces. Integrating these requirements while maintaining consistent performance increased complexity in system design and operations, impacting efficiency and tenant experience.

Achieving BCA Green Mark Platinum certification required all systems to meet stringent performance benchmarks, including chiller plant efficiency below 0.58 kW/TR.

Optimized HVAC and control systems to support energy and operational performance

A comprehensive HVAC strategy centered on optimized chiller plant design was implemented to support high-efficiency performance across the development.

This included a 3,100-ton YORK® cooling system serving the Autograph Tower, designed to meet Green Mark Platinum requirements, including chiller plant efficiency below 0.58 kW/TR. In the Luminary Tower, which includes multiple hospitality properties, three 300 TR high-efficiency YORK® chillers were deployed and integrated with an energy management system to support cooling demand. Together, these systems form part of a first-of-its-kind chiller plant optimization approach implemented at scale in Indonesia, enabling efficient and reliable operations.

Air Handling Units (AHUs) and Fan Coil Units (FCUs) were installed across commercial, residential, hospitality and public spaces to maintain consistent indoor climate conditions.

Chiller plant operations are supported by the Metasys® Building Automation System, providing centralized visibility and control. Real-time monitoring and advanced analytics enable data-driven optimization of chiller performance and plant operations.

Improved energy performance and operational reliability

The integrated HVAC systems and Metasys-enabled monitoring enabled Thamrin Nine to improve energy efficiency while maintaining reliable performance across its mixed-use environment. Delivered in a market where low-cost electricity can slow adoption of energy-efficient technologies, the development exceeded its performance targets.

Enhanced visibility into chiller operations supported a more proactive approach to maintenance, helping reduce downtime and support more reliable operations. These improvements also contributed to lower operating costs, consistent indoor comfort and increased tenant satisfaction across commercial, residential and hospitality spaces.
