Located in Jakarta’s central business district, Graha CIMB Niaga is a 30-floor, 30,000 m² office tower that sought to address high energy consumption, complex HVAC operations and tenant comfort challenges. Over a nine-month modernization program, the building implemented centralized monitoring and control to enable real-time adjustments, optimize chiller plant operations and enhance transparency in energy use and billing. Managing complex HVAC and high energy use in an occupied tower

The building’s intricate HVAC setup, five zones on each floor, led to inconsistent temperature control and excessive energy use. Lack of centralized monitoring hindered optimization and transparency, while overtime energy usage complicated cost allocation to tenants. Upgrade work had to occur outside office hours (typically 8 pm to 6 am), requiring careful permits and scheduling to minimize disruption in an operational environment.

Advanced building automation for energy efficiency

Over a nine-month period, the building implemented a chiller plant optimization program, leveraging the Metasys Building Automation System and facility performance specialists to optimize building operations. The system provided centralized monitoring and control of HVAC zones, enabling real-time adjustments for optimal performance and energy efficiency. This capability allowed building management to track chiller temperatures and energy consumption with greater accuracy, reducing unnecessary energy use and lowering operating costs.
