Retrofitting for efficiency and sustainability in Singapore’s Civic District
One of Asia’s largest diversified real estate groups sought to align its flagship mixed-use commercial development with Singapore’s Green Building Masterplan and achieve Green Mark Super Low Energy (SLE) certification. The project focused on upgrading mechanical systems and integrating digital solutions to improve energy performance and operational reliability. With real-time analytics powered by OpenBlue, the development now operates more efficiently and maintains predictable costs while reducing environmental impact over the long term

Delivering a large-scale retrofit without disrupting operations
The mixed-used commercial development is a fully operational, multi-tenant site in Singapore’s Civic District. Retrofitting required careful coordination to guarantee zero downtime for tenants while upgrading resource-intensive systems. The project needed to integrate advanced mechanical ventilation and air conditioning systems, improve energy performance, and enable data-driven operations, all while maintaining business continuity and meeting strict sustainability targets.
Implementing advanced systems and digital capabilities for long-term impact
To meet sustainability targets and maintain uninterrupted operations, the mixed-use commercial development underwent a large-scale retrofit using an Air Conditioning and Mechanical Ventilation (ACMV) system certified under Green Mark Super Low Energy standards, supported by OpenBlue digital solutions. This integration enabled real-time analytics for smarter decision-making and long-term efficiency, backed by a 15-year service agreement guaranteeing performance and uptime.
Achieving measurable sustainability and operational reliability
The retrofit significantly reduced the mixed-use commercial development’s environmental impact while improving operational reliability and cost predictability. Over a 15-year period, the project is expected to:
- Avoid approximately 88,000 tonnes of CO₂ over 15 years
- Energy savings equal to the annual electricity consumption of 41,000 households
- Guarantee performance through a long-term service agreement, ensuring uptime and predictable costs
The development also achieved Green Mark Super Low Energy certification, confirming compliance with Singapore’s stringent sustainability standards.
