A next-generation mixed-use campus sets new performance standards with an integrated BAS

The Wings in Machelen, Belgium, is a first of its kind mixed-use complex designed to balance hospitality, well-being, productivity, and sustainability. With a facility spanning 50,000 m² and built around four architecturally distinctive “wings”, the site brings together a hotel, gym, offices, restaurants, and coworking spaces. To achieve its ambition of being carbon and energy neutral, the development required a highly agile building automation platform capable of optimizing comfort, reducing emissions, and supporting continuous operational improvements.

A highly complex campus with ambitious sustainability goals

Creating a vibrant environment for professionals, guests, and visitors required a building infrastructure that could support diverse operational needs while maintaining energy and carbon neutrality. The mix of hotel, office, and leisure spaces added complexity to HVAC, lighting, and comfort management. There was also a strong focus on creating a data-driven foundation for long-term efficiency, one that could deliver actionable insight and integrate seamlessly across multiple suppliers and systems.

Creating a unified operational base with advanced building automation

Working closely with the development team, the facility implemented Metasys as a time-tested building automation system to manage the complex’s diverse mechanical and environmental needs. The platform brings together HVAC, lighting, energy, safety, and air quality data through a unified interface, helping the team operate more efficiently, reduce risk, and maintain comfort.

“Together with Johnson Controls and our contractor Spie, we’re enabling an excellent, vibrant and versatile working environment and well-being for our tenants at all times. We are able to achieve this while reducing energy usage and keeping emissions to an absolute minimum.”

Elevating campus performance through unified building management

Since opening in early 2024, the Wings has demonstrated how a fully integrated building automation platform can drive measurable impact across a complex, mixed-use environment. The campus is Europe’s first building to achieve the triple certification BREEAM Excellent, WELL Gold, and DGNB Gold, reflecting its strong performance across sustainability, occupant well-being, and building resilience.

Metasys plays a central role in enabling these outcomes. By unifying HVAC, lighting, energy metering, and comfort systems, the platform helps facility teams streamline daily operations, maintain stability across the 50,000 m² site, and make informed decisions quickly through consistent, real-time data. Operators benefit from tailored operating modes, humidity management, standardized logic sequences, and single sign-on access that simplifies workflows.

The Wings’ extensive hydronic infrastructure – including Europe’s largest borehole energy storage field with 260 boreholes – is fully supported within Metasys. Through extended hydronic control capabilities, the system enables up to 30% energy reduction, helping lower emissions and manage operating costs without compromising comfort. Integrated heat pumps, air valves, energy meters, and HVAC controls work together to maintain efficiency across the building lifecycle, creating a robust foundation that adapts to evolving operational and environmental requirements.
