Maintaining continuous comfort in a high-demand office tower

With nearly 30 years of operation, Torre Arcos—one of Mexico City’s most distinctive office buildings, faces highly demanding operational requirements. The building must deliver simultaneous hot and cold water 24 hours a day, 365 days a year, while maintaining comfort, efficiency, and sustainability.

Over time, existing HVAC equipment began to show signs of wear, with reduced useful life and increasing maintenance needs. The systems no longer fully met the building’s operational demands, particularly the need to support simultaneous heating and cooling without compromising reliability or energy performance. For Servicon Group, the challenge was to renew critical equipment while ensuring uninterrupted operations and a consistent experience for occupants.

HVAC renewal supported by specialized operation and maintenance services

Johnson Controls partnered with Servicon Group to deliver a comprehensive solution focused on reliable operation, equipment longevity, and occupant comfort. The approach combined HVAC equipment renewal with specialized operation and maintenance services to ensure efficient, safe, and continuous system performance. :

The project included the replacement of HVAC equipment with YORK® YMAE air-to-water heat pump chillers, selected for their inverter technology, energy efficiency, quiet operation, and ability to manage simultaneous heating and cooling. Their compact, modular design enabled transport and installation on the building’s 33rd floor.

In addition, Johnson Controls supported Torre Arcos in achieving BOMA 360 certification and continues to collaborate with Servicon Group on the BOMA BEST certification process, reinforcing the building’s commitment to sustainable practices and efficient resource management.

“Working with Johnson Controls has been key to keeping Torre Arcos at the forefront. Their expertise and commitment have allowed us to ensure operational efficiency, comfort for our users, and move toward certifications that reflect our focus on sustainability.”

Sandra Mendoza
Director of Operations, Torre Arcos

As a result of the HVAC renewal and ongoing operational support, Torre Arcos now delivers continuous hot and cold water, 24/7/365, ensuring comfort and service continuity for building users. The upgraded systems have improved HVAC efficiency while supporting the building’s sustainability objectives.

Key outcomes include:

  • 10–15% reduction in energy consumption through more efficient HVAC operation
  • Simultaneous hot and cold water availability, 24/7/365
  • Improved HVAC operational efficiency, reducing environmental impact
  • Improved occupant comfort, supported by quieter and more reliable system operation
  • BOMA 360 certification achieved, with progress toward BOMA BEST
