Modular data centers
Rapid AI deployment, wherever it’s neededDeploy AI factory capacity faster, more predictably and more efficiently
Accelerate the path from concept to token with pre-engineered, factory-tested modular data centers that reduce deployment risk, improve schedule certainty, and enable scalable growth for high-density AI environments. Johnson Controls modular data center solutions help you deploy AI infrastructure faster, scale more predictably, and operate more efficiently by combining factory-built modular data centers from Silent-Aire, a Johnson Controls company, with integrated cooling, controls, fire protection, security and global lifecycle services.
Prefabricated, pre-integrated, factory-tested modules shorten deployment schedules by months and even years. Energize capacity and start operations sooner than with conventional construction.
- Standardized modules let you add capacity in step with demand, from 100kW to 100MW per deployment.
- Match investment to actual demand.
- Expand from edge deployments to large AI campuses.
- Upgrade cooling and power density without rebuilding entire facilities.
Advanced liquid cooling, standardized systems and a smaller controlled space support higher-density computing with optimized thermal performance. Enable PUE values of 1.2 and below.
What is a modular data center?
A modular data center is a purpose-built solution assembled off site from prefabricated, standardized sections (enclosures, IT halls, and cooling and electrical skids) that are engineered, assembled and tested in a factory, then shipped to site for installation. Compared with conventional on-site construction, modular data centers deploy faster, carry less schedule risk and can be expanded one module at a time as capacity needs grow.
When does a modular data center make sense?
Modular is the stronger choice when speed to capacity drives revenue, or when equipment lead times, permit delays and skilled labor shortages threaten a conventional build schedule. It also fits when demand evolves in phases, when rack density is expected to rise, or when the site is remote or infrastructure-constrained.
| Modular data center | Traditional construction | |
|---|---|---|
| Schedule | Modules are built in the factory while site work happens in parallel | Sequential on-site build exposed to weather, trade coordination and permit delays |
| Quality | Assembled and tested under controlled factory conditions | Issues often surface during on-site commissioning |
| Site labor | Smaller local crews; specialized labor planned and trained centrally | Large local crews in tight skilled labor markets |
| Capital | Add capacity in step with actual demand | Larger upfront build sized for future demand |
| Density upgrades | Straightforward design upgrade for subsequent modules | Often requires major on-site retrofit |
| Location | Practical at the edge, on campuses and at remote or constrained sites | Best where labor, access and infrastructure are readily available |
20 years of modular data center experience
Since 2004, Silent-Aire, a Johnson Controls company, has designed, manufactured, deployed and serviced modular data centers for a broad range of sectors. We bring the design, technology and enclosures, assemble and test them in our factories, and deploy them worldwide with our own installation and service teams. Manufacturing sites in the United States, Canada and Ireland let us build modules close to where they are deployed.
Benefits of factory-built modular data centers
Modules are assembled and tested under controlled factory conditions, shifting on-site commissioning from problem discovery toward final verification.
Johnson Controls delivers the complete technology ecosystem inside the enclosure. Our modular solutions integrate cutting-edge thermal management, building controls, fire protection, facility security and power in a single coordinated solution.
Prefabricated systems let you extend the reach of hyperscalers and colocators and rapidly deploy AI at the edge, new campuses, and remote locations where conventional construction may not be economical.
Moving more work off-site lowers the need for large local crews and enables specialized labor to be trained, planned and deployed more consistently.
Built for high-density AI and liquid cooling
Modular began as a solution for remote sites and traditional air-cooled computing. Today it’s one of the fastest ways to bring high-density AI capacity online. Johnson Controls modular data centers support air, liquid and hybrid cooling, and are designed to manage the heat generated by increasingly dense racks. Because AI modules concentrate far more power into fewer racks, we size capacity by megawatts, rack count, kW per rack and physical footprint, rather than megawatts alone.
Global solutions for thermal management, building controls, facility security and fire protection
Every module can integrate Johnson Controls systems from across the data center:
The industry’s largest global services footprint
Johnson Controls installation and service teams support modular data centers from commissioning through ongoing maintenance and future density upgrades, in over 100 countries.
Modular data center FAQs
What is the difference between a modular and a prefabricated data center?
The terms are often used interchangeably. Both describe data centers built from components that are manufactured and tested off-site. “Prefabricated” usually describes how components are built (in a factory rather than on-requiring complex on-site integration).
Where can modular data centers be deployed?
Modular data centers can be deployed at the edge, on hyperscale and colocation campuses, and at remote or infrastructure-constrained sites where conventional construction is not economical. Because most of the work happens off-site, deployments need smaller local crews, which helps in regions with tight skilled labor markets.
What does Johnson Controls provide in a modular data center?
Through Silent-Aire, a Johnson Controls company, we provide the design, enclosures and complete thermal chain, plus integrated building controls, fire protection, facility security and power, all assembled and tested in the factory. Our installation and service teams then deploy and support modules worldwide. Power systems are delivered through partners.
What affects the cost of a modular data center?
Cost depends on capacity, rack density, cooling approach, the level of integrated systems, site preparation and logistics. Modular can lower total cost by reducing schedule risk, shrinking on-site labor needs and letting you add capacity as demand grows instead of building it all up front.
